I've set my ground rules:
- Not waiving any structural/health/safety inspection items
- Willing to waive minor repairs up to $10k (eg this place had a leak in the sprinkler, I'd waive that)
- I have a budget and won't go above it
- No fancy financing. 30 year fixed, 20%, period.
